Embassy Knowledge Park Master Plan
Embassy Knowledge Park Master Plan
Embassy Knowledge Park is a single, integrated 200-acre township organized around an 80-foot grand spinal road. Rather than isolated clusters, this layout brings residential, commercial, retail, and hospitality zones into a cohesive work-live-play district.
Core Layout Strategy
The master plan uses a concentric-band approach. At the centre sits the 50-acre Riparian Enclave—a guarded, low-density villa core at approximately 4.4 homes per acre. This ensures maximum privacy and tranquility for villa residents.
Surrounding the villa enclave is a 14-acre band containing eight apartment towers (heights G+6 to G+19). This positioning places apartment residents close to future commercial amenities while keeping them within easy walking distance of shared facilities and the green spine.
Along the arterial frontage, roughly 115 acres are earmarked for Grade A commercial development—offices, retail, and hospitality. This zoning allows the township to function as a complete destination, with employment and retail spaces easily accessible from residential areas.
Green Space & Connectivity
Approximately 19 acres of open space—over 9.5% of the residential footprint—are threaded throughout the township as landscaped walking trails, water features, and green buffers. Rather than confining greenery to the perimeter, this design integrates nature into daily life. Rooftop sky-walkways are planned to connect apartment towers at skyline level, adding another layer of circulation and community.
Why This Layout Works
The design philosophy prioritizes connectivity without compromising privacy. Everyday trips—to the gym, retail zones, or community drop-offs—remain short and largely separated from through-traffic. Villa residents benefit from a sheltered, gated environment, while apartment dwellers have proximity to convenience and employment. The entire township functions as a self-contained, walkable community.
